Cost & Financing

A basic basement finish, with a family room, bedroom and bathroom, typically runs $45 to $55 per square foot. Higher-end basements with features like a custom fireplace, home theater, kitchen or wet bar, home gym or golf simulator start around $70 per square foot. For a 1,000-square-foot basement, that's roughly $45,000 to $55,000 for a basic finish and $70,000 or more for high end. We'll give you a free estimate after an in-home visit.

A kitchen refresh with new countertops, backsplash, paint and flooring typically runs $25,000 to $30,000. A basic bathroom remodel starts around $15,000. Final cost depends on the size of the space and the finishes you choose.

Your estimate is free and includes an in-home visit, where we look at the space and talk through your goals. The estimate gives you the expected cost of your project. Design plans and permits come after you approve it. Things that can add cost later include finishes you choose above your allowance and any hidden problems we find, such as moisture or cracks. We always quote those before doing the work.

We don't offer in-house financing, but we work with a few preferred lenders who can help you with a HELOC or other home equity loan if needed. Payments are split into three equal parts: one-third when we start, one-third at the halfway point and one-third when the project is finished.

Planning & Design

Either works. Our team can help you design the space from scratch, or we can build from plans you already have.

You choose. Your project includes an allowance for finishes and fixtures, such as flooring, lighting, faucets and hardware, and we purchase and install them for you. If you pick something above the allowance, you simply pay the difference as an upgrade.

Yes. When the work is permitted and built to your local building code, a finished basement can legally add bedrooms, bathrooms or a kitchen. Codes vary a little from city to city, but most areas follow similar standards. For example, every basement bedroom needs an egress window large enough to climb out of in an emergency, and living spaces need a minimum ceiling height, usually about 7 feet. We handle the permits and make sure your project meets the code where you live.

In many areas, yes. The rules for basement apartments and mother-in-law suites differ by city and county, so it depends on where you live. We'll check your local requirements for you during the estimate.

Process & Timing

  1. In-home visit: we visit your home and talk through your goals.
  2. Free estimate: you get a written cost estimate.
  3. Approval and first payment: we finalize plans, pull permits and lock in your spot on the schedule.
  4. Demo and framing: we clear the space and build the new layout.
  5. Rough-ins: plumbing, electrical and heating/cooling go in.
  6. Insulation and drywall.
  7. Tile and paint.
  8. Flooring, cabinets and countertops.
  9. Finishes: trim, fixtures and hardware.
  10. Final cleaning and walkthrough: we walk the finished space with you.

Most basement finishes and remodels take 6 to 8 weeks once work begins. Larger projects, permit timing and special-order materials can add time, and we'll give you a schedule before we start.

We're currently booking about 2 to 4 weeks out. Call us for the latest availability.

We do. Heritage Homes pulls any required permits and schedules the inspections, so you don't have to deal with the city or county.

Living Through It

Yes, most homeowners stay in their home during the project. The hardest stretch is usually painting, because of the smell and drying time. We'll give you a heads-up before it starts so you can plan around it.

We cover and protect your floors, use dust control to keep the mess contained to the work area, and clean up at the end of every workday. We'll also work with you on scheduling so the noise fits around your household.

You'll have a dedicated Heritage Homes Project Coordinator from start to finish. They'll keep you updated by text and email, so you always know what's happening and what's next.

Basement-Specific

We'll have one of our experienced subcontractors evaluate the issue before any finish work begins. Repairs are quoted separately, so you know the cost up front and the problem is fixed before it's covered up.

In most cases, yes. We frame and finish around your furnace, water heater and plumbing. If access is tight or there's an existing problem with any of them, we'll walk you through the options during your estimate.

For sound, we install sound board and net-and-blow insulation in the ceiling to cut down noise between floors. For heating and cooling, one of our experienced subcontractors evaluates your current system and recommends what's needed to keep the basement comfortable.

Exterior Upgrades

Yes. We can refresh the outside of your home too, including roofing, soffit and fascia, windows, siding and paint. Exterior upgrades typically start around $25,000, depending on the size of your home and the finishes you choose.

Value & Trust

In most cases, yes. Locally, the biggest return for your money comes from adding finished square footage, bedrooms and bathrooms, and a basement finish does all three. National data backs this up: according to the 2025 Cost vs. Value Report, a midrange minor kitchen remodel recouped about 107% of its cost at resale, a midrange bathroom remodel about 80%, and a basement remodel about 63%.

Every project comes with a 1-year warranty on parts and labor.

Yes. Heritage Homes is fully licensed and insured.
